This roof has two layers of shingles. The top layer of shingles has deteriorated at the valley, and the overall roofing condition indicates removal and replacement of the entire roof. The exhaust stack from HVAC shows signs of leaking due to rusted and poor/improper flashing around the base of the stack and needs to be replaced.

Replacing this roof could easily set you back $15,000.00. But having this information prior to closing allows you to negotiate the repair with the buyer. Or, it allows you to negotiate the cost of the house down so you can get it fixed.
